Welcome to another Quarterly Wrap Up at Etch Real Estate.
It’s been a fantastic end to the year for us. 2018 has seen a real shift in the marketplace, but at Etch Real Estate we’ve found that you can still be effective in the marketplace if you don one important thing, and that is, source the best pre-qualified buyers – that are both willing and able to purchase a home right now.
At Etch, we’ve effectively built strategies which allow us to mine for motivated buyers. Ultimately, we’re focused on the buyer’s journey, and what does that mean? It means engaging with buyers, in a manner, that is according to their time, their needs, their wants and their desires. We need to be sure that we’re drawing out from them the highest quality offers, each and every time.
This was evident in 7 Seaforth Crescent, a beautiful waterfront home which traded only 12-months prior for $7.3 million dollars. With the market shifting it was uncertain what result we could bring here, so we had to work fast and work aggressively. We brought buyers from the Lower North Shore, the Eastern Suburbs and internationally into the melting pot of the local atmosphere.
It was an intense negotiation and we achieved an outstanding $8,000,000 sale on that home. It didn’t go unnoticed as it was the highest sale on the Northern Beaches that week and attracted media coverage all over Sydney.
In keeping with being proactive with our buyer network, we launched 16a New Street Balgowlah – a very beautiful home. The marketing on this one was knocked out of the park. We had over 60-groups through on the first day and contracts issued right away. And in present market conditions, that’s an outstanding result.
Within a week we’d achieved a price of $3,000,000, and in less than 8-days on market, it was a very strong result for that vendor. Speaking of days on market, etch is currently experiencing about 14 days on campaigns. That is truly exceptional when considering that the average days on market, across the Northern beaches, is about 45-days or more.
Another amazing result was the sale of 11 Laurence Street in Manly. This was an Off Market sale, where we relied on the strength of our database to bring multiple offers and achieve a sale well and truly above the vendor’s expectations.
We’re really pleased with where we’re at right now. While the market is in fact softening Etch is currently experiencing growth. The last quarter of 2018, has been the best performing quarter to-date. With a grand total sales of over $33,000,000, for a total of 13 homes sold. The team at Etch Real Estate is really proud of what we’ve done for our vendors. Allowing them now to move on with the next journey of their lives.
And we’re very proud also to announce that this year we were the Finalists, in the Game Changer of the Year category, for the Australian National Real Estate Industry Award. This was a great achievement as we were the youngest ever finalists in the history of the awards. It recognised our efforts in innovation, and was a real pat on the back for what we’ve been doing all year.
